Zero Percent Commission

  • 0% if during the listing you sell the property on your own. *
  • 1% if you sell the property on your own, we handle the contracts and walk it through to close of escrow. (minimum of $1,500)*
  • 5% We find the buyer and write the contract.*
  • 6% We find the buyer with another agent involved, we get 3% the other agent gets 3%.

14 Step Process

We will provide all of these at no charge to you:

  1. Online Marketing – Create and maintain paid ads on Facebook and submit your property to more than 350 of the most popular search websites like Google, Yahoo, Trulia, Zillow…
  2. Stage your home to cast a positive light on the features most important to buyers.
  3. Hire a professional photographer that utilizes a Wide Angle HDR camera w/ Post Production Photo Editing.
  4. We create a website just for your property that includes photos and virtual tour with a spokes model that comes out and introduces the page.
  5. Place text for information on the sign in your yard so they can immediately get information and it automatically notifies us.
  6. Create an open house schedule to promote your property to prospective buyers and market those open houses on the web and with other realtors.
  7. Distribute “just listed” notices to neighbors, encouraging them to tell family and friends about your home.
  8. Create a home book and fliers to place inside your property.
  9. Target marketing to active real estate agents who specialize in selling homes in your neighborhood.
  10. Include your home in MLS tours, allowing other agents to see your home for themselves.
  11. Target active buyers and investors in my database who are looking for homes in your price range and area.
  12. Price your home strategically so you’re competitive with the current market and price trends.
  13. Advertise your home in direct mail campaigns, email campaigns and social media.
  14. Provide you with weekly updates detailing our marketing efforts, including comments from the prospective buyers and agents who have visited your home.

Step-by-Step

  • Within 1 day after signing list agreement, Listing agent will contact you to schedule the photographer and discuss how to prepare and stage the home.
  • Listing agent will meet you one hour before the photographer arrives to verify that the home is free of clutter and staged properly.
  • Photographer will take pictures, which will be edited, reviewed and approved by the Listing Agent prior to being sent to you for final approval and adjustments.
  • Day of photographs your sign will go in the yard with a “text for more info” rider and any additional riders that will create value.
  • Day of photographs please have an extra key available as your lockbox will be placed on your home.
  • Within 1 business days after photographs are approved, website will be created and marketing will begin.
  • Property with pictures and links to the website will go in the MLS.
  • Facebook Ads and all websites will be placed and linked to the website.
